Now, is the time to take advantage of this buyer’s market

Right now, you can find incredible waterfront property for
prices you may never see again on Florida’s coast. It is
estimated that in the next 3 to 5 years, there will be no new
waterfront construction. Period. Right now, everything that can
be built in Fort Myers Downtown waterfront has either been
approved, already in the construction process or already built.
That is it… there will be no more! Once absorbed, existing
product will keep being recycled pushing prices up as demand
increases.
You need to consider that 1 out of every 5 baby boomers (77
million) are on their way to Florida and most want waterfront.
Better stake your claim quickly, because in the very near future,
most Americans will not be able to afford waterfront.
It used to be that everyone wanted in on the pre-construction
phase, because that’s where the deals were. Not Now! With
the cost of building materials going thru the roof and the fact
that most subcontractors are in Louisiana, you will not be able to
find any pre-construction prices under $550 per square foot and
many are well above that price. That is why existing product and
soon to be completed product is such a deal!
To put it in easy to understand terms; 1,000 square feet of
pre-construction is going to start at around $550,000 to $600,000;
whereas, today you can move into a brand new 1,000sf waterfront
condo for closer to $300,000!
It is always advised that you work with a buyer’s
representative when looking to make a purchase, because your
realtor should be able to fully inform you of each project with
both the positive and the negative aspects. There is much to
consider; condo docs, assignment rights, taxes, HOA’s,
assessments etc. to make your buying decision. This service is
free to you since your realtor will simply share in the commission
with the builder’s or seller’s agent. Remember, the
agent representing the builder or seller is obligated to their
client, the builder or seller and will only present you with one
side of the story. You deserve the whole story.
