City Council approves 2 additional high rise communities to join
Ft. Myers’ booming riverfront.
Legacy Harbour was the first to be approved back in mid-March.
The developer, Sullivan-Florida group, will build two 25-story
towers on West First Street in the area of Henley Place and Bayside
Parkway.
On
March 24th, the Council unanimously approved First River
Condominiums. The project will include three 32-story towers along
with just under 3,000 square feet of commercial space. The
developer was praised for conforming to Andres Duany’s
downtown redevelopment plan and will include public amenities such
as a river walk and viewing area with gazebo.
Andres Duany is an internationally recognized urban planner
hired by the City of Fort Myers two years ago. He has been
credited with the redevelopment of 5th Ave. in Naples, Downtown
West Palm Beach and South Beach in Miami, just to name a few.
The city is restricted to 2,777 homes in the Coastal High Hazard
Zone and with First River’s approval, the city only has 4
remaining units left. When you consider that Lee County’s
growth leads the nation, according to the Milkin Institutes think
tank and add in the fact that within the next few years,
Florida’s new waterfront construction will be non-existent,
downtown Fort Myers offers one the best real estate investment
opportunities available.
